Try This First: 6 Simple HVAC & Home Maintenance Fixes Before You Call for Service in Arizona

These quick checks can sometimes save you both time and money—and give you a better idea of what’s going on.


1) Check the Thermostat Settings

It might sound obvious, but incorrect settings are one of the most common reasons a system won’t turn on or cool properly. Make sure your thermostat is set to “Cool” (or “Heat” in winter), the fan is on “Auto,” and the temperature is set below the current room temperature.

CMP Tip: Replace old thermostat batteries every six months—even smart thermostats can act up with low power.

2) Inspect and Replace Air Filters

Dirty or clogged filters reduce airflow and cause your system to work harder. This not only lowers efficiency but can cause frozen coils and uneven cooling.

CMP Tip: Check filters monthly during Arizona’s dusty seasons and replace them every 1–2 months. A $10 filter swap can prevent a $300 service call.

3) Verify the Power Source

Before assuming the worst, check that your breaker hasn’t tripped. Arizona’s monsoon storms or short power outages can trip HVAC breakers or GFCI outlets.

4) Clear Debris Around Outdoor Units

Leaves, weeds, or plastic bags blocking your outdoor condenser can restrict airflow and cause your AC to overheat. Keeping at least 2 feet of clearance around the unit helps it “breathe” properly.

CMP Tip: Turn off the system at the disconnect before cleaning. Use a garden hose (low pressure) to gently rinse away dust buildup on fins.

5) Check for Blocked Vents and Returns

Furniture, rugs, or boxes blocking vents can make one room too hot and another too cold. Poor airflow also strains your blower motor.

6) Look for Signs of Water Leaks or Clogged Drain Lines

If you see water near your indoor unit, it might just be a clogged condensate drain line. Over time, algae and dirt build up and block water flow.

CMP Tip: You can safely pour a half cup of vinegar or hot water with mild soap into the drain line once a month to help prevent buildup. If leaking persists, call for service to avoid ceiling or drywall damage.
